HOUSTON -- Looking for a new home? Have cash to burn? And we mean, a lot of cash?
Step inside Chateau Carnarvon. No need to get on an airplane and fly overseas. It's right here in Houston.
The price tag for the 27,000-square-foot mansion has been reduced to $30 million since it was listed earlier this year. When it first hit the market, it was listed for $43 million, reported the Houston Business Journal.
But this home isn't just big. It is beautiful - inside and out. In fact, just looking at the photos it's hard to believe it is located just a few miles from both downtown and minutes from uptown. Not only is it not located in France, it's also not an old home, despite its appearances. It was built in 2012.
"Located at 100 Carnarvon Drive, the Neoclassical two-story mansion with design inspired by the Palace of Versailles sits on 2.5 acres in the Memorial Villages area. The home features eight bedrooms, seven bathrooms and other lavishly appointed rooms, including a reception hall, salon, dining room, music room, east gallery hall, family room, sun room and a breakfast/informal dining room. There is also an elegant entertaining kitchen, a catering kitchen, butler’s pantry and office," reported HBJ.
“I think the sellers have an amazing imagination and resources,” said Nicole Brende, a realtor with Sotheby’s. “They brought qualities to Houston you have to travel thousands of miles to see.”
If $30 million is just a tad out of your price range, there are more affordable homes hitting the market every day. Perhaps yours is one of them.
Brende explains there are simple, affordable updates a seller can do to make their home stand out from the competition.
“It starts with curb appeal,” Brende explained. “First impression is everything. Make sure your driveway is clean, your sidewalk is swept and nice. Make sure your windows are clean and you have trimmed shrubs.”
She also suggests adding potted flowers for a pop of color and a welcome mat.
Brende says getting a buyer in the door is the first big step. Once they’re inside, keep them there with neutral paint colors.
“We want a nice clean fresh palate. Clean baseboards and then let us imagine how we will place our things," she said.
Brende says light grays or beiges are in style, and don’t make people work to see the color.
“Make sure all of your lightbulbs work from exterior to interior,” Brende advises.
When it comes to closets and pantries, “Clean the clutter!”
“You want to know that your clothes are going to fit and know where you're going to put your shoes, where you’re going to be your handbag. So make sure it’s organized and perfect," she said.
Brende also suggests taking down heavy, dark drapes. If there’s a very dark corner, put a lamp there. Also consider putting small lights in built-ins.
Another tip: fresh flowers and fruit. Brende says this can add life to a space.
Finally, don’t overprice your home. This will discourage potential clients from walking through the door.
